General Contracting Questions

Are you a licensed general contractor in Ontario?
Yes. United Stucco and General Contracting Ltd. holds a valid Ontario general contractor licence, WSIB clearance, and $2M liability insurance. We can provide certificate of insurance and WSIB documentation upon request.
Do you pull permits, or is that the homeowner's responsibility?
We pull permits on your behalf as part of the project scope. Permit costs are included in the project budget with no markup. We handle the application, inspections, and final sign-off.
Do you have your own crew or do you use subcontractors?
We have a core crew of licensed tradespeople for the work we specialize in (stucco, EIFS, exterior cladding). For other trades (electrical, plumbing, HVAC, flooring), we use vetted subcontractors we've worked with for years. All subs carry their own liability and WSIB coverage.
What is your payment schedule?
Typically: 10% deposit to secure the start date, 40% at mobilization, 40% at substantial completion, and 10% on final sign-off. Larger commercial projects may use progress billing tied to project milestones.
How long does a typical project take?
A full exterior cladding replacement on a single-family home typically takes 3–6 weeks. Interior renovations vary widely — a bathroom renovation runs 2–3 weeks; a full home renovation can take 3–6 months. We provide a detailed schedule before signing.
Can you work on occupied homes or buildings?
Yes. We plan the work sequence to minimize disruption. For occupied homes, we section off the work area and maintain access to essential services. For commercial projects, we can phase the work to keep parts of the building operational.
